Manufactured Housing Contractor

A manufactured housing contractor has the job of moving manufactured homes from the production plant to the customers home, setting up the houses, installing skirting and leveling the homes as well as installing awnings doors and windows once the houses are on-site. Some manufactured housing contractors also work directly with the manufacturing company the quality and building of the homes is according to regulations and requirements.

The manufactured housing contractor works with the buyers to make sure that the model, floor plans and layout of the manufactured home is exactly what the customer has requested. This may include discussing interior and exterior paint colors, flooring options, skirting material, doors, awning and windows. The manufactured housing contractor will also complete a site survey prior to the delivery of the manufactured home to ensure there will be no problems with bringing the home to the site due to restricted entries or problems with the roads. The contractor may also make recommendations to the buyer on how to prepare the site more appropriately for the manufactured home delivery.

Manufactured home contractors are also involved in repair and maintenance of manufactured homes. This includes going to the site and addressing warranty issues with the manufactured home after it has been delivered. Most states require that a manufactured home contractor complete and exam and maintain a current license to install and work on manufactured homes. Experience in building, designing and installing of manufactured homes is highly recommended before becoming a contractor.

Common work activities include:

  • Arranging deliveries of manufactured homes by coordinating with the manufacturer and the buyer.
  • Delivery of the manufactured home to the customer's land at the required date and time.
  • Installing doors, windows, awnings and skirting around the manufactured home once it is on site.
  • Using various hydraulic and manual jacks to level the house, installing blocks to keep the house level.
  • Working with plumbers, electricians and other contractors to provide utilities to the house in a timely manner.
  • Networking, advertising and marketing services to various manufactured home dealerships and salespeople.
  • Ensuring contractors and labors are paid on time, collecting money from clients for services and managing ledgers and accounts for the business.
  • Hiring labors, drivers and others to complete the basic installation of manufactured homes.
