County - Assessor
The county assessor is an appraiser that determines the value of residential and commercial properties in the county that is used to determine the tax record every year. The assessor will travel to various new buildings, houses with renovations or additions or new developments in the county and appraise of assess the value of the property and any and all buildings located on the property. The assessor must be familiar with real estate markets and pricing as well as with current market trends. Most assessors are certified through a state board as an appraiser or an assessor and have basic real estate training.
An assessor works with the tax department to prepare the yearly tax roll. This means entering information on each building on each piece of property in the county and assessing any changes that will reflected on the yearly tax record for the property. The assessor must add new developments and buildings including the size of all buildings, square footage and actual dimensions as well as descriptions about the use of the building, additional features and other aspects that may increase or decrease the taxable value. Good computer skills and strong mathematical skills are required for this aspect of the job.
The assessor for the county will also meet with various committees and groups to explain policies or changes in the assessment formulas that are used. Tax assessors will also work directly with private citizens and landowners when questions arise about tax increases on properties. The assessor may be required to go to the property to confirm all data and make modifications and changes as necessary if there is an error. Excellent communication skills and an ability to work with sometimes very emotional individuals is important in this job.
Common work activities include:
- Traveling to various new and existing buildings in the community to confirm, add or change current information on buildings on the property.
- Measuring all new developments on all properties in the county by both using the floor plans and taking actual room measurements.
- Entering all information into the database and tax roll computers.
- Generating tax forms and verifying the accuracy of the documents, adjusting tax roll values as required.
- Investigating and verifying all concerns with regards to accuracy with increases in tax rates or taxes on a property.
